*How TEAL Works
*TEAL saves buyers money by digitizing the home buying experience and passing those savings back to the buyers. For example, a standard residential real estate transaction typically costs anywhere from 4-6% in agent commissions, split evenly between the Buyer's and Seller's agents. The commission is paid with the buyer's purchase money through the proceeds of the transaction. For example, on a $1M transaction where each agent receives a 3% commission, the Buyer's and Seller's agents will each receive $30,000 at closing. By streamlining and digitizing the buying experience and leveraging the work a buyer may have already done - such as finding a home for sale, attending open houses, getting preapproved for a mortgage, and even assisting with the transaction - TEAL saves buyers money. In this example, TEAL would charge 1%, then the remaining 2% - or $20,000 - would be returned to the buyer as cash at closing or to be used as part of the transaction. Commission rates are NOT FIXED by any law or regulation and can be negotiated. The average total commission in California is currently about 5.47% (according to Clever Real Estate survey data from February 2026) and varies by market.
